Terms and Conditions for Staying at Baltini Premium Apartments

To ensure you have a pleasant stay, please familiarize yourself with the general terms and conditions for making reservations and using our apartments. Baltini Premium sp. z o.o., headquartered in Kołobrzeg at Jagiellońska 23/18, 78-100 Kołobrzeg, registered in the National Court Register under number 000877705, VAT ID: 6711845048, REGON: 387884708, hereinafter referred to as Baltini.

Client: A natural or legal person who is a party to the lease agreement for the apartment for recreational or business purposes, hereinafter referred to as the Client.
Apartment: A unit specifically described in the rental offer on the website www.baltini.pl, which the Client rents for recreational or business purposes, hereinafter referred to as the Apartment.These terms and conditions, hereinafter referred to as the Terms, are an integral part of the apartment rental agreement. Making a binding reservation implies that the Client has read, accepted, and agreed to the general terms of reservation and apartment use.

§ 1 General Provisions
Baltini Premium sp. z o.o. declares that it owns the rented apartments or is authorized to rent and manage them under an agreement with the apartment owner.As part of the rental agreement, Baltini prepares a comfortably equipped apartment for rent and undertakes to rent it to the Client in exchange for the agreed remuneration.

§ 2 Reservation and Conclusion of the Lease Agreement
The Client concludes a lease agreement with Baltini by making a reservation through the booking system on the website www.baltini.pl, by phone at +48 791 50 40 30, or by sending an email to booking@baltini.pl.Reservations made through the booking system on the website www.baltini.pl will be automatically confirmed by the system, based on the availability indicated in the booking system.Reservations made by phone or email will be additionally confirmed by Baltini to the Client's email address, based on current availability.
To guarantee the reservation, the Client must make a deposit payment or pay the full rental amount for the reservation, depending on factors such as the type of offer selected or the start date of the stay. Detailed information about the amount and deadlines for necessary payments to secure the reservation will be provided in subsequent steps of the reservation process via the booking system or in an email from Baltini.Failure to make the deposit payment or full payment by the deadline specified during the reservation process via the booking system or in the email will result in the reservation not being confirmed by Baltini.The lease agreement for the apartment covers only the stay in the apartment for the specified period. The agreement does not include the Client’s travel to the apartment, meals, or leisure activities, all of which are the sole responsibility of the Client.

§ 3 Cancellation or Modification of Reservation by Baltini
Baltini may cancel a reservation in the event of force majeure, which makes it impossible to rent the apartment to the Client. Force majeure includes events such as natural disasters, strikes, wars, riots, epidemics, pandemics, or states of emergency declared by national or regional authorities, as well as other prohibitions or regulations that limit or prohibit activities. In such cases, Baltini will propose a new stay date to the Client or offer a cost-free withdrawal from the agreement and a refund of payments made by the Client.Baltini reserves the right to replace the reserved apartment with another one with the same or similar conditions and to offer it to the Client as a replacement in the case of unforeseen events such as breakdowns, power or water outages, or construction works affecting the quality of the stay. If the Client does not accept this replacement, the lease agreement will be terminated without cost, and Baltini is obligated to refund payments made by the Client.

§ 4 Changes to or Cancellation of Reservation by the ClientThe Client may modify their reservation, including changes to dates and/or the apartment, by arrangement with Baltini, either by phone or email, subject to availability. Such changes may result in a price adjustment depending on the dates of the stay and the type of apartment.Cancellations made less than 30 days before the arrival date will result in the forfeiture of the deposit or the full payment, depending on the type of offer and package chosen. Detailed information about potential cancellation costs will be provided in subsequent steps of the reservation process via the booking system or in an email from Baltini.If the Client ends their stay early and leaves the apartment before the reserved period ends, they are not entitled to a refund for the unused period.
Similarly, if the Client begins their stay later than the reserved period, they are not entitled to a refund for the unused period.

§ 5 Prices and Payments
The prices for apartments and other services offered by Baltini are expressed in Polish Zloty (PLN) and include VAT applicable to the specific service. Detailed pricing is always provided in subsequent steps of the reservation process in the booking system on www.baltini.pl or via email correspondence.A one-time fee for preparing the apartment for the Client and final cleaning will be added to the rental price. The amount of this fee will always be indicated during the reservation process in the booking system on www.baltini.pl or in email correspondence.Additionally, the Client is required to pay the Spa Tax on-site, applicable on the day of the Client's stay. The amount of the Spa Tax is determined by the Kołobrzeg City Council and Mayor. The current amount will always be provided during the reservation process in the booking system on www.baltini.pl or in email correspondence. The Spa Tax will be collected on arrival in cash when the keys to the apartment are handed over by a Baltini representative.The Client may pay for the reserved apartment using several methods, as provided in the subsequent steps of the reservation process in the booking system on www.baltini.pl or in email correspondence.The following payment methods are accepted:

  1. Bank transfer via the payment operator in the booking system.
  2. Credit or debit card via the payment operator in the booking system,
  3. Direct bank transfer to Baltini's account,
  4. Cash on-site,
  5. Credit or debit card on-site.

§ 6 Client’s Stay in the Apartment
The Client is required to notify Baltini of their arrival time no later than one day before the arrival date. Notification can be made by phone or email.The Client’s stay in the apartment begins at 3:00 PM or later on the first day of the reserved period. The Client must collect the apartment from the Baltini representative, check its technical condition, and ensure its cleanliness. Upon receiving the apartment keys, the Client assumes responsibility for the property provided.The Client’s stay in the apartment ends at 10:00 AM on the last day of the reserved period. The Client must return the apartment to the Baltini representative.To secure any potential damage claims, Baltini reserves the right to collect a 500 PLN deposit from the Client. The deposit is non-interest-bearing and will be refunded when the Client returns the apartment to the Baltini representative, provided there are no grounds for withholding the deposit, such as property damage, vandalism, theft, or evidence of smoking inside the apartment.The check-in, check-out, and key handover for the apartment will take place in the reserved apartment at previously agreed-upon times.

Apartment Usage Rules:

The Client must adhere to quiet hours from 10:00 PM to 6:00 AM and follow health and safety regulations.

The Client agrees to use household appliances and other equipment in the apartment according to their intended purpose while adhering to general safety guidelines.

Between 10:00 PM and 6:00 AM, behaviors that disturb the peace and rest of other building residents are prohibited. Violating these rules or engaging in grossly inappropriate behavior gives Baltini the right to terminate the lease agreement immediately, retain all payments made, and remove the Client from the apartment with the assistance of security personnel if necessary.

Smoking Ban and Penalties:

Smoking inside the apartment is strictly prohibited. Violators will be charged a 500 PLN penalty, covering the cost of cleaning curtains, other textiles, and additional cleaning services for the apartment.The Client must ensure that windows and doors are closed before leaving the apartment. The Client is responsible for safeguarding the keys, magnetic cards for access areas (e.g., pool, fitness room), and any remote controls or parking equipment provided. Loss of any of these items will result in additional charges to cover replacement costs based on security protocols.The Client receives one set of keys and cards for the apartment. A second set may be provided upon explicit request.

Guest Limits and Responsibilities:

The number of guests staying overnight in the apartment must not exceed the number specified during the reservation. Exceeding this limit will result in an additional charge of 200 PLN per night per additional guest.

The Client must use the apartment for its intended purpose. Misuse of the apartment or deterioration of its condition may result in immediate termination of the agreement by Baltini.

The Client must not remove any furnishings or decorations from the apartment. Items such as bathrobes, pool towels, windbreakers, and beach chairs may be used but must be cared for, and the Client is financially responsible for their loss or damage.

Liability for Damages:
The Client is materially responsible for any damage to the apartment, furnishings, or equipment caused by their fault, the fault of those they are responsible for, or their visitors. Baltini will charge the Client for the full cost of the damage, including losses resulting from the inability to rent the apartment caused by such damage.In exceptional, unforeseen circumstances, such as urgent repairs required for emergencies (e.g., water or electricity outages, flooding), Baltini may need to enter the apartment without the Client’s knowledge.

Pets in the Apartment

Baltini allows Clients to stay in the apartment with domestic pets such as dogs and/or cats. This may involve an additional fee. The amount of this fee is always specified during the reservation process in the booking system on the website www.baltini.pl or in email correspondence.

The Client is required to notify Baltini of their intention to bring a pet before arriving at the apartment. The Client is materially responsible for any damages and/or destruction of items and furnishings caused by the pets staying with the Client in the apartment.

Liability Disclaimer

Baltini is not liable for any civil claims arising from accidents, injuries, health issues, or death of the Client or third parties staying in the apartment during the Client’s stay.

Baltini is not responsible for inconveniences caused by construction works on the premises or in the vicinity of the building where the apartment is located.

Baltini is also not responsible for interruptions in utility services, such as water, electricity, or central heating, that are beyond Baltini’s control.

Return of the Apartment

At the end of the lease, the Client is required to return the apartment to Baltini in the same condition it was provided, allowing for normal wear and tear.

The Client must leave the apartment clean, remove all trash, and dispose of food remnants in the appropriate containers in accordance with waste segregation rules.

Rules for Using Pools and Saunas (Applicable to Facilities Where They Are Available)Sauna Usage RegulationsGeneral Provisions
Only healthy individuals or those whose medical conditions do not contraindicate sauna use may use the sauna. Baltini Premium sp. z o.o. is not responsible for any health-related consequences resulting from sauna use.Pregnant women or those suspecting pregnancy should consult their doctor before using the sauna. High temperatures during the early months of pregnancy may cause severe harm to the fetus.

Individuals prohibited from using the sauna include those who:
a) have heart diseases,
b) have hypertension or have suffered strokes,
c) have vascular diseases,
d) have internal organ inflammation,
e) have a fever,
f) have thyroid conditions,
g) are pregnant,
h) have epilepsy,
i) are under 18 years of age.It is best to visit the sauna approximately 2 hours after eating. Avoid using the sauna when stressed or fatigued to prevent excessive strain on the heart. Sauna sessions have cleansing properties, improve circulation, and enhance disease resistance.

Hygiene and Safety Guidelines:

  1. Before entering the sauna, remove footwear and all metal objects, as they may cause burns.
  2. Each sauna user is required to thoroughly wash their body before entering the sauna.
  3. Upon entering the sauna, sit or lie on a towel.

Prohibited behaviors in the sauna:
a) climbing on parts of the sauna not intended for this purpose,
b) touching or tampering with electrical or heating devices,
c) bringing alcohol into the sauna,
d) smoking, using e-cigarettes, or consuming other intoxicating substances,
e) bringing food,
f) damaging or destroying equipment,
g) engaging in inappropriate or offensive behavior,
h) taking photos.After leaving the sauna, cool down your body. Following the cooling phase, rest and replenish fluids with mineral water or juice.

Additional Notes:

  1. Do not wear glasses or contact lenses in the sauna.
  2. Avoid physical exertion during or immediately after using the sauna.
  3. Any discomfort or symptoms indicating intolerance to the sauna session should be reported to a doctor immediately.

Rules for Using Pools and Saunas (Applicable to Facilities Where They Are Available)
Sauna Usage Guidelines

Using the Sauna:

  1. In the sauna cabin, towels are recommended for use: for drying off, as a mat on the bench, and as a covering during the sauna session. The towel should be spread in such a way that no part of the body touches the wooden surface.
  2. One sauna session lasts approximately 25 minutes: 8–12 minutes of staying in the hot room, followed by 8–12 minutes of gradually cooling the body with water (during the second and third cycles, the time spent in the hot room should not exceed 10 minutes).
  3. Do not apply creams to the body or face while in the dry sauna, as this reduces the body surface area that releases sweat.
  4. To help the circulatory system adjust to standing, it is recommended to sit with legs lowered for the last 2–3 minutes of the sauna session.
  5. After the sauna, rest for about 20–30 minutes. Moderate hydration (0.5–1 liter of mineral water or juice) is recommended.

Contraindications for Sauna Use:
a) Rheumatological conditions in acute states,
b) Pulmonary conditions, such as infections, colds, tuberculosis, or acute asthma,
c) Cardiological conditions, such as heart failure, circulatory insufficiency, or coronary diseases with resting angina,
d) Other conditions, such as acute inflammation, ulcers, tumors, oncological diseases, localized infections (e.g., toothache), venereal diseases, epilepsy, glaucoma, color blindness, and others (consultation with a doctor is advised).

Important Notice:
If you experience discomfort during your stay in the sauna or have any health-related concerns, consult a doctor immediately.

Pool Usage RegulationsGeneral Rules:

  1. Before entering the pool area and using its facilities, familiarize yourself with these regulations and the instructions for using the pool attractions. Adhere to them while in the pool hall.
  2. Persons violating the rules or disturbing the order will be removed from the facility.
  3. Everyone in the facility must comply immediately with any announcements.
  4. Prohibited activities in the pool area include:
    1. Smoking and consuming alcoholic beverages or other intoxicating substances,
    2. Bringing sharp tools or dangerous objects,
    3. Consuming food,
    4. Bringing and allowing animals,
    5. Entry by individuals under the influence of alcohol or other intoxicating substances.
  5. Pool staff have the right to deny entry to the pool without giving a reason.
  6. Visitors are advised not to bring valuables to the facility to avoid the risk of theft or loss.

Rules for Pool Hall Use:

  1. All persons in the pool area must comply with the instructions of the pool staff on duty.
  2. In the event of danger, pool staff may order bathers to immediately exit the water.
  3. Access to the pool is possible using a designated access card.
  4. Before entering the pool hall, everyone must shower using cleaning agents and disinfect their feet in the designated area.
  5. The use of cosmetics in glass containers is prohibited.
  6. Proper swimwear must be worn in the pool hall. After using the toilet, users must shower again.
  • Children under 3 years old may use the pool only with special swim diapers.
  • Children under 7 years old may use the pool only under the supervision of an adult.

Prohibitions for Pool Use:

  1. Individuals under the influence of alcohol, intoxicants, or those whose health condition poses a risk to themselves or others are not allowed to use the pool. Examples include:
    1. Those with upper respiratory conditions (e.g., colds, coughs),
    2. Those with skin conditions (e.g., fungal infections, eczema, lesions) or unhealed wounds,
    3. Those with urinary system disorders,
    4. Those with breathing difficulties,
    5. Those suffering from balance disorders, epilepsy, infectious diseases,
    6. Those with circulatory insufficiency,
    7. Those allergic to disinfectants.
  2. Persons in poor health, physical condition, or well-being, as well as pregnant women, should use the pool and its facilities with caution. Baltini Premium sp. z o.o. is not liable for health effects caused by pool use in such cases.

Responsibilities and Behavior in the Pool:

  1. Report any cuts, injuries, dangers, or irregularities to pool staff immediately.
  2. Users must not create situations that endanger the safety of others.
  3. Strictly prohibited behaviors in the pool:
    1. Running,
    2. Jumping into the water,
    3. Pushing others into the water,
    4. Eating or chewing gum,
    5. Causing false alarms,
    6. Leaving small children unattended,
    7. Using personal flotation devices, rafts, or mattresses.
  4. After exiting the pool, a rest period of 20–30 minutes is recommended.
